These Terms of Service ("Terms") apply to services provided by Gerardo Sarmiento Construction LLC, doing business as Trashout - Property Services ("Trash Out," "we," "us," or "our"), and to the use of trashoutpropertyservices.com. By using our website or booking our services, you agree to these Terms.
Services
We provide property maintenance services including junk removal, pressure washing, soft washing, roof cleaning, painting, drywall repair, and property turnovers in Greensboro, High Point, Winston-Salem, and surrounding areas of North Carolina.
Estimates and Quotes
Prices shown on our website are estimates only and may vary based on the size, condition, and details of each job. Your final price will be confirmed in a written quote before work begins. If the scope of work changes, or if conditions are found that could not be seen during the estimate (such as hidden damage), we will discuss any price changes with you before continuing.
Travel Fees
Jobs outside our core service area may include a travel fee, which will be included in your quote.
Deposits and Payment
Larger jobs may require a deposit of up to 50% before work is scheduled or materials are purchased. Larger projects may also be billed in stages. The remaining balance is due upon completion of the work unless otherwise agreed in writing. We accept cash, checks, and all major debit and credit cards.
Materials
Unless your quote states otherwise, painting services may be quoted as labor only, with materials provided by the customer. If we supply materials, their cost will be listed in your quote.
Scheduling, Cancellations, and Rescheduling
Please give us at least 24 hours' notice to cancel or reschedule. Deposits may be non-refundable if materials have already been purchased or if a cancellation is made with less notice. Outdoor work may be rescheduled due to weather, and we will work with you to find a new date.
Customer Responsibilities
You agree to:
- Provide safe access to the property and work areas
- Make sure you have the right to authorize work at the property
- Remove or secure valuables, fragile items, and pets from work areas
- Let us know about known hazards, such as damaged structures, mold, or materials that may contain asbestos or lead
- Provide access to water and electricity when needed for the service
Junk Removal
By booking junk removal, you confirm that you own the items or have permission to dispose of them. Once items are removed, they cannot be returned. We do not accept hazardous materials, including chemicals, paint in liquid form, fuel, oil, asbestos, or medical waste. Appliances containing refrigerant may include an additional disposal fee.
Workmanship Warranty
We stand behind our work. Painting, drywall, and repair services include a 1-year workmanship warranty from the date of completion. This warranty covers defects in our workmanship. It does not cover normal wear and tear, damage caused by moisture, leaks, structural movement, accidents, misuse, or work done by others, or problems with materials supplied by the customer. Cleaning services such as pressure washing and soft washing are not covered by a long-term warranty, since results depend on weather and environmental conditions.
Limitation of Liability
We are not responsible for pre-existing damage, hidden conditions, or damage caused by items or conditions not disclosed to us. Our total liability for any claim related to our services is limited to the amount you paid for that service.
Photos
We may take before-and-after photos of our work for documentation and marketing. We will never share your address or personal information in these photos without your permission.

The content on our website is for general information only. Prices, timelines, and examples are estimates and do not create a binding offer until confirmed in a written quote.
Governing Law
These Terms are governed by the laws of the State of North Carolina.
Changes to These Terms
We may update these Terms from time to time. Any changes will be posted on this page with a new effective date.
